Boylston Properties is a Boston based developer led by William McQuillan. With over 30 years of experience, the company has developed a wide range of successful projects including the development of corporate headquarters, retail, office, residential, research facilities, mixed use projects and hospitality. Over the last 10 years, Boylston Properties has concentrated its efforts in both Fenway and Watertown.
The retail component of the State Transportation Building in Park Plaza, also known as CityPlace, was Boylston's first project, developed in the mid 1980's. The Longwood Galleria in Boston's Longwood Medical Area, a $23 million project comprising hotel, office and retail was completed in 1987 in a joint venture between Boylston Properties and Children's Medical Center.
A joint venture of The Druker Company and Boylston Properties developed the 270,000 square foot, $50 million, corporate headquarters for Harvard Pilgrim Health Care at Rte. 128 / Rte. 9 in Wellesley in 2000. Boylston Properties completed construction of another new corporate headquarters building in 2000, for Cambridgeport Bank, on Soldiers Field Road in Boston.
Boylston Properties completed its first biotech laboratory building in Watertown in 2000, with a $6 million rehab for the headquarters for VITEX Corporation, a NYSE company, in a joint venture with The Cambridge Company. An acquisition of a five building complex of bio-tech uses in the Alewife section of Cambridge, again with The Cambridge Company in the summer of 2002, added to the Boylston portfolio.
In a 2006 joint venture with developer Samuels and Associates, Boylston Properties completed the development known as Trilogy, a retail and residential project spanning Boylston Street and Brookline Avenue in Boston's Fenway neighborhood. With 405 rental apartments, street level shops and restaurants, and below grade parking, this $213 million development has spurred new development in this neighborhood. Trilogy also included a build to suit 171 unit residential component built for Harvard University, and occupied by its Harvard Medical School graduate students, residents and staff.
In June 2013, Boylston Properties completed work on the Marriott Residence Inn Boston Back Bay – Fenway, a $68 Million, eight story hotel located between Fenway Park and the Longwood Medical Area. The 175-room hotel opened up in the summer of 2013.
In addition to its ownership of One Arsenal, Boylston Properties has been recently involved with the acquisition and development of three additional properties in Watertown including The Arsenal Project, 570 Arsenal Street, and 490 Arsenal Street.
The principals, Bill McQuillan and Mark Deschenes, are both experienced with the construction, development and management of a variety of real estate projects in Boston and elsewhere.
