Boylston Properties is a Boston based developer led by William McQuillan. With almost 40 years of experience, the company has developed a wide range of successful projects including the development of corporate headquarters, retail, office, residential, labs, mixed use projects and hotels.
Boylston Properties has focused its efforts in Watertown for over 15 years, starting with a $6 million rehab of biotech laboratory headquarters for VITEX Corporation in 2000.
The company’s next Watertown project was the Master Lease and the purchase of One Arsenal in 2004. The home of Millers Ale House and 53,000 SF of office space including Mt. Auburn Hospital as a long time tenant.
In late 2012, Boylston Properties purchased 570 Arsenal Street in Watertown, a 1.5 acre site and former home of Charles River Saab. Construction of the property was complete in September 2016, and a new 148-room Marriott Residence Inn opened.
In 2013, Boylston Properties in a joint venture with The Wilder Companies and Jonathan Bush, purchased the Arsenal Mall in Watertown and is currently under construction to create Arsenal Yards. Opening in Spring 2019, Arsenal Yards will include 300,000 square feet of retail, 200,000 square feet of office space, a 150-room Hampton Inn Suites and 425 residences. The most recent purchase was 490 Arsenal Way in Watertown, a 8.5 acre industrial property that has been transformed into a 185,000 square foot cutting edge, LEED Certified Lab Building. Fully leased, tenants will start occupying the building in Spring 2018.
Boylston Properties along with The Druker Company completed its first office development in 2000, creating the 270,000 s.f, $50M Headquarters for Harvard Pilgrim Health Care in Wellesley. That same year, the company also constructed the new corporate headquarters for Cambridgeport Bank, on Soldiers Field Road in Boston.
Other projects include the development of CityPlace, the retail component of the State Transportation Building; Longwood Galleria, a $23 million hotel, office and retail project at Longwood/Brookline Ave; Trilogy, a $213 million mixed-use development in Fenway; and the Marriott Residence Inn Boston Back Bay / Fenway, a 175-room hotel completed in 2013.
